Property Management Services for House, Apartment/Flat and Commercial property (shop/Office building):

Basic Property Management Package:

This Annual Service ensures that your interests as a property owner are safe guarded. Any necessary documents will be delivered to any location in India by courier or registered post.

• Collect monthly rent from tenants.
• Deposit into your savings or NRO back accounts.
• Paying Property taxes, Utility, Property Insurance and all other Bills related to the property.
• Annual Cleaning: Every year, we will do an annual clean up of the premises. We will thoroughly clean your house with the help of professionals. We will remove the dust, cobwebs, oils, stains in the floors, walls, etc.
• Ongoing Maintenance of the property: We will identify, validate and handle any repairs to maintain your property. For minor work, we may complete the work and get the payment reimbursed from you. For major works we will send you the quotation and will take up the work after approval and payment.
• Assist in securing bank loans for the property: Details about the loans offered by various Banks & Financial institutions shall be provided with the information about the difference in rate of interest, the procedures involved in obtaining the loan. We will also assist in coordinating and securing the loan for you.
• Monthly Reports: We will be producing monthly reports updating about the status of your property including rental details, any legal, maintenance, tenant issues and bills related to property to safeguard your interests.

Note: we will make reasonable efforts to make errant tenants pay up on time, but shall not be responsible for non-payment by any tenant. We will be reporting to you immediately for further follow up action.

Find Tenants

Apartment/House Construction supervision and monitoring

We will monitor the progress of the construction work & will report on the building work. We will monitor the work of the constructor or architect with the estimated milestone chart and will report to you. Service includes taking digital pictures of the building / site and sending it to you. We will also assist in obtaining legal opinion and other document issues related to the property.

Property Taxes:

This is the tax levied on the property by the local authority such as Corporation, Municipality, etc to the person in whose name the property stands. You can pay the property taxes through us & we will scan the copies of property tax bills. Tax paid receipts shall be sent to any location in India by courier or registered post.

Repatriation of rental (recurring) income:

The cost of repatriating the rental income includes the cost of getting a tax clearance certificate from a Chartered Accountant. The bank's relevant forms for repatriation shall be sent to your address by courier or airmail.

Repatriation of sale proceeds:

Repatriation of sale proceeds of immovable property (other than agricultural land, plantation property, farm house) is now permitted subject to applicable RBI regulations. The cost of repatriating sale proceeds outside India includes the cost of getting a tax clearance certificate from a Chartered Accountant. The bank's relevant forms for repatriation shall be sent to your address by courier or airmail.

Bank Loans for Flats & House construction:

Details about the loans offered by various Banks & Financial institutions shall be provided with the information about the difference in rate of interest, the procedures involved in obtaining the loan. We will coordinate with Bank to get loan approval for you.
